莫天全:扩张是搜房永恒的主题

“搜房网目前仍然保持着100%的增长速速”。10月9日,搜房网董事长莫天全对《中国经济周刊》表示,“目前该网站覆盖12个频道,提供商业指导与商业平台,从厨房、瓷砖、卫生器具、电气用具、家具等。由莫天全创立的搜房网成为最大的B2B垂直商业网站平台,与最大的家庭为主的B2C平台,同样包含这两大优势。

中国经济周刊:最近全球原材料、能源、劳动力成本相比去年上半年持续增长,受国家宏观调控刺激,美国金融危机大大影响到国内物价,您认为来年,国内房地产市场趋势将会如何演绎?

莫天全:美国经济势必影响到中国经济,房地产影响更甚。目前,全球房地产发展趋势正迅速下滑。

我认为,明年房地产市场不容乐观。从两点可以看出,首先是价格压力,自春节以来价格走低趋势。国庆节,我到广州、深圳、香港考察,发现房价呈下降趋势。第二从成交量上来看,我们可以说价格下降,而房屋成交量随之增加。

中国经济周刊:在这种环境下,中国的房地产网站,能有多少发展机会?

莫天全:房地行业累计了相当的财富,房地产网站同样属于一种产业,我相信有很多优秀的人才、资本、企业将尝试进入这个产业,分一杯羹。

中国经济周刊:搜房现在扩张的速度非常快,面对这样的快节奏,您担心管理失控的问题吗?

中国经济周刊:您理想中的员工是怎样的?

莫天全:我相对会实际一点,如果不能一起实现搜房的伟大愿望,那么我会很失望。我对我团队的信心来自队员的听话做事,秉承业绩优先,数字说话的文化。老老实实的做人,扎实的工作。多做、少说。

搜房没有五年计划,也没有十年战略,但有一个核心的理念。早期的是“全心全意为房地产服务”,现在我们的口号是“与房子有关的一切,从新房到二手房,到装修,到社区服务,我们提供最专业的业务,而现在我们正在筹备社区服务这个新的领域。

“不为上市融资”

中国经济周刊:什么时候起,搜房上市成为公众注意的焦点,一再延迟的原因何在?

莫天全:从2004年到现在,我常常被问到,为什么搜房经常说上市却一直未果?事实上,IPO是个很重要的原因,但现在已经列在了我们的工作 日程。对于IPO,我认为不能过于较真,只要搜房做了市场最需要的事情,自然会在IPO上体现,这是水到渠成的关系。
